A design-build approach delivering the best results

Our extensive experience gives us the skills we need to bring your vision to life. The following steps outline our general approach, which we adapt to your project requirements.

Phase I  Discovery

Before we begin working together, we need to make sure we’re a good fit for each other. We’ll meet with you to review your goals and discuss your project’s parameters for design, schedule, and budget. If we both agree that our company is a good fit, the next step is a planning meeting at your home during business hours. There, we will brainstorm with you and take photos and measurements. Once we have a better understanding of your project, we’ll propose a Design Agreement (DA) for you to review. Our DA will state the total budget for your project, outline the scope of work, and stipulate our fee structure and deliverables. After you sign off on the agreement, we will start the collaborative design and conceptualization process.

Phase II  Design
Our design process can take anywhere from one to twelve months, depending on the complexity of your project. This also allows time for permit approval. We begin by delivering a detailed proof-of-concept that includes several layouts. Then, we listen carefully to your feedback and refine our approach. You’ll meet frequently with our team as our concept evolves into a well-defined scope of work complete with detailed drawings, specifications, and permit applications.
Phase III  Construction
After we’ve finalized your design and acquired the proper permits, we will sign a construction agreement with you. We will begin to order materials, sign off on subcontracts, and fit your project into our schedule. We will give you an estimated start date and collect a deposit. As we approach the start of your project, your project manager will schedule a meeting with you to answer any questions you have about what to expect while we work on your home. They will remain your primary point of contact as we proceed through the construction process. You should expect to see them on site every day.
Phase IV  Completion
When our hard work wraps up, the dust barriers come down and it’s safe for you and your family to enjoy your new space. We will meet with you to go over our punch list. We ensure that every detail of your project is complete and meets your needs. We want to close out your project entirely to your satisfaction. However, our commitment to you doesn’t end here. After one year, we will check back with you again in case there are any warranty issues that require our follow up.
Already working with an architect?

We can still bring your design to life! We’ll study your plans and prepare a Preconstruction Services Agreement, or PSA, which includes estimating, value engineering, demolition and discovery work. These services ensure that the final design can be built within your budget.
